FAQ for First-Time Luxury Home Sellers

Sellers of luxury properties have more concerns about selling than sellers of properties that are not considered luxury homes. Because of the amount of money involved in the transaction, selling a luxury home has additional hurdles. Our real estate agents help you get over some of these hurdles.

My House is Unique — How Will You Price It?

When a home is so unique that there is nothing like it in the neighborhood, we, as real estate agents, have to do a little more work to recommend a selling price. We start out with comparables, just like with any other house. Then, the agent must know the value of other amenities in the home and on the property and adjust the price accordingly. Additionally, the agent must know and understand what is in the current inventory of available luxury homes. We then create a buyer profile that leads to a fair evaluation of your home.

How Long Will It Take to Sell My House?

This question is easier to answer when someone is selling a house that is not a luxury home. Because of the cost of a luxury home, buyers are limited, which means that it might take longer to sell a house. However, we have a list of luxury buyers looking for a specific property. In addition to listing your home the traditional way on the MLS, we also target our list of luxury buyers. Because a luxury home is in a category all its own, it doesn’t necessarily follow the market. Sometimes luxury homes sell quickly in a buyer’s market, and sometimes you need a seller’s market.

I Need an Exceptional Buyer for My Exceptional House: How Do You Find the Right Buyer?

Luxury properties need just the right buyer. Real estate agents that specialize in luxury homes have a list of contacts including previous buyers, firms, brokerages, professionals and current buyers looking for luxury homes. As soon as your house becomes available, we send the listing out to this list. We are always adding to our list of luxury buyers, so we continually send out the listing as our list of luxury buyers is updated.

Should I Wait Until the Market is a Seller’s Market to Sell My House?

Not necessarily. Luxury buyers do not always follow the market because the number of luxury homes is always lower than the number of non-luxury homes available. If you have a luxury ranch home on 20,000 acres, the market might be a buyer’s market because it’s flooded with inventory, but you might have one of a few large ranches available. If several people are looking for a ranch of this size, your home could sell quickly. Our luxury home listing agents look for the unique in your home and use it to market your home.

Never wavering in her resolve to become the best version of herself with each career move, she worked her way up from launching a Rental Department in a startup Real Estate office to becoming a successful New York Real Estate Broker. In 2001, she moved to Los Angeles where she became a California Real Estate Agent. Mina is also a licensed real estate agent in Arizona.

As her career advanced, Mina found her stride working with multiunit, commercial,1031 exchange, and single-family properties, divorcing couples, trusts, and probate real estate – In addition, she has earned a Certification in Trust and Probate Real Estate and completed speaking engagements on Negotiation at area law schools. Her expertise in all these areas has not only set her apart from other agents but has also proven to be a real benefit for her clients. Fantastic agent and an amazing person! It was an absolute pleasure working with Mina. She is extremely knowledgeable, flexible and patient. She handled my families probate of 9 properties. She was able to sell all the properties in a timely manner and we received top dollar for all the properties, even the ones that were in rural areas.

Wendy Mina is amazing. Don't hire anyone else for your real estate needs. She helped me so much. She is not about making the most money. She wants her clients to be happy and goes out of her way to make things happen. She is worth more than the commission!!!

Mina is amazing!! She really helped my fiancé and I in our home search. We were working with another realtor prior to her and we were not very happy as he didn’t seem to be very proactive when it came to helping us look for homes. Meeting Mina was a life saver as we were going to put the home search on hold, but the first time I spoke to Mina she was ready and willing to go show us homes that same day. I was so impressed with her eagerness to show us homes and contacting selling agents to get all the information. She is very knowledgeable in what she does and was able to walk us thru every step, as we were first time home buyers. I am very please that we found her and will definitely recommend her in the future!

Mina is caring and charitable, and with over a decade’s worth of experience in real estate, knows the real estate market well. She is actively involved in the community, especially with our local neighborhood school, always looking for solutions to benefit children, education, and the community at large.
